Why are leases so high?

The lease on my NX300 is coming due and I was looking at leasing 2024 NX250H.  They want $600+ with $4k+ down.  WHat is going on with Lexus?

It's not just Lexus. Ever since dealerships found that they could make the same or greater profit without having a lot full of vehicles, they are reluctant to go back to the old ways. Leasing as it was is no longer worthwhile to many dealers.
