Noisy Windows/top

I'm not sure exactly what kind of maintenance I'm supposed to do on all the rubber seals around my top. I'm getting horrible popping and stress noises. My back drivers side window sounds like it is under so much stress that it could just shatter. Everything looks lined up alright to me. I was going to try to use a good lubricant and see if that would help before I tried taking it to the dealer. I was just going to put the lubricant on the tops of the windows and then roll them up so I would know that it was getting in the right places.

Question.....what lubricant would you recommend? I don't want it to all wash away the first time it rains and run all down the side of my car.

I've used some *BLEEP*zu honda grease and it has helped some but not eliminated the same noise.
