Rx350 Central Lock / Power Door Problem

Hi all,

I got a friend who experiencing a weird problem with his Rx350 lock.
I tried to help him troubleshoot his problem.

-The door can only be opened using the remote (you can't open it manually by entering the key).

-Only the driver door can be unlocked. Have to do it manually after open the driver door.

-The rear right door can't be opened at all.

-When locking the door, I can hear grinding sound very loud from the one of the door (rear right if not mistaken)

-The rear right power window button is keep blinking and can't open it from driver main controller (Yes, I've tried to reset it by open it half way and close it all the way back...only work for the left window but not this one)

-The cargo power door can't be opened at all either using remote or power button (regardless the switch in the glove box is on or off)

-Once the cargo door is opened from inside, the power button can be used to close the door. If pressed half way, the cargo door still can go up...but once closed, then have to open from inside again.

I suspect it's mechanical problem rather than electronic?
